Property Investors Insurance

cover for the buildings, the rent and your liability, across a single investment or a mixed holding

Cover for property held as an investment, protecting both the building and the rent it earns. Matching the policy to every tenant type and use matters as much as the cover itself.

  • Residential, commercial and mixed holdings
  • Buildings and loss of rent
  • Company and pension ownership
  • FCA authorised and regulated

Quick answerProperty investors insurance covers property held to earn rent or grow in value, from a single buy-to-let to a mix of homes, HMOs, commercial units and holiday lets. It protects the buildings for their rebuild figure, the rental income through loss of rent cover, and your liability as owner. It can name a limited company or pension scheme as the owner. Tell MyMoneyComparison.com about the properties once, and specialist UK brokers can come back with quotes.

This page is about property held as an investment. A single let home is on our buy-to-let landlord insurance page, and a building project on property developers insurance.

The basics

What Is Property Investors Insurance?

Cover for property held to earn rent or grow in value. It protects the building, the rental income and the owner’s liability, across a mix of property, once each one is correctly declared.

Buildings

The structure and fixtures, for the rebuild figure.

Loss of rent

Rent lost while a property cannot be let after an insured event.

Property owners’ liability

Injury or damage to tenants and others caused by the property.

Landlord contents

Furnishings and appliances you supply, where included.

Legal expenses

Tenant disputes and rent recovery, as an optional extra.

Employers’ liability

Where you employ staff such as cleaners or caretakers.

How it works

How Does Property Investors Insurance Work?

You describe each property, its tenants and its value, the insurer rates the holding, and one policy or schedule can cover several properties.

  1. You list the properties

Type, construction, address and use for each one, residential or commercial.

  2. You describe the tenants

Professionals, students, families, businesses or holiday guests, and any empty periods.

  3. You set the sums insured

A rebuild figure for each building, and the rent to protect. The method is in our guide to calculating a rebuild value.

  4. You name the right owner

The individual, joint owners, limited company or pension scheme that holds the property.

What it covers

What Does Property Investors Insurance Cover?

The buildings, the rent and the owner’s liability, with contents, legal expenses and rent guarantee available on many policies.

Rebuild figure, not market value. The buildings figure is the cost of rebuilding, which can be higher or lower than what the property would sell for.

Cost

What Property Investors Insurance Is Priced On

The properties, their rebuild figures, the locations, the tenants and uses, the rent insured, and the claims history. We do not print average premiums.

Why the buildings lead

The rebuild figure, construction and age of each property set the base, and features such as flat roofs or listed status can change the terms.

Why the tenants matter too

The type of tenant and use, from families to students to a takeaway below, feed the rate for each property.

The details

The Details That Decide an Investor’s Claim

Investor claims can turn on whether the policy matches the holding. Four details come up again and again.

  1. Declare every tenant type and use

Students, HMOs, holiday guests and commercial tenants can each change the risk. Tell the insurer when they change.

  2. Keep rebuild figures up to date

Review them as costs change, so a claim is not reduced for under-insurance.

  3. Manage empty periods

Know the permitted unoccupancy period, and arrange cover and inspections when a property stands empty longer.

  4. Name the right insured

The policy needs to name whoever owns the property, whether a person, a company or a pension scheme, and any lender with an interest.

Empty for longer? See our unoccupied property insurance page.

Quote checklist

What You Will Be Asked for a Property Investors Quote

Six things shape the quote: the properties, the tenants, the rebuild figures, the rent, the owner, and the claims history.

The properties

Type, age, construction and address.

The tenants

Who lives or trades there, and any empty units.

Rebuild figures

For each building.

The rent

Annual rent and the period to protect.

The owner

Individual, company, pension scheme and any lender.

Claims history

Recent claims and any past refusals of cover.

Comparing

Checking Property Investors Quotes Side by Side

Four areas decide whether a policy suits the holding: the cover, tenants and use, the extras, and cost terms. The price is only one of them.

The cover

  • Buildings for each property
  • Loss of rent and its indemnity period
  • Property owners’ liability

Tenants and use

  • Every tenant type accepted
  • Commercial uses covered
  • Empty periods allowed

Extras

  • Legal expenses
  • Rent guarantee
  • Landlord contents

Cost terms

  • The excess
  • Higher excesses for some events
  • Paying monthly or upfront

Check the loss of rent period. It needs to be long enough to rebuild and relet. Unfamiliar terms are explained in our plain English jargon guide.

Cutting costs

How to Reduce the Cost of Property Investors Insurance

The levers are accurate rebuild figures, good security, tenant referencing, and the excess. We publish no savings figures.

Get the rebuild figures right

Too high wastes premium; too low invites a reduced claim.

Improve the security

Good locks and alarms can help the terms.

Reference tenants

It can be a condition of rent guarantee cover.

Consider one schedule

Several properties together can be simpler to manage.

Keep up maintenance

Well-kept buildings can help the terms.

Choose the excess deliberately

A higher excess is a lever, worth using only at a level you could absorb.

FAQs

Property Investors Insurance FAQs

Answers on loss of rent, ownership, tenant types and rebuild figures.

What is property investors insurance?

Cover for property held to earn rent or grow in value. It protects the buildings, the rental income and the owner’s liability, and can cover a mix of residential and commercial property on one policy.

How is it different from landlord insurance?

Landlord insurance is often built around a single let home. Investor cover is designed for a holding that grows and mixes property types, such as homes, HMOs and commercial units, often on one schedule.

Can I insure residential and commercial property together?

Yes. Many investor policies can cover homes, flats, shops, offices and mixed-use buildings on one schedule, with each property rated on its own use and tenants.

What is loss of rent cover?

Cover for the rent you lose while a property cannot be let after an insured event, such as a fire or flood. It pays for the indemnity period on your schedule, so choose one long enough to rebuild and relet.

Should buildings be insured for market value?

No. Buildings are insured for the cost of rebuilding, which can be higher or lower than the sale price. A professional assessment can help, and figures are worth reviewing as building costs change.

Can the policy be in a limited company name?

Yes. Property held in a limited company or special purpose vehicle can be insured in that company’s name. The policy needs to name whoever owns the property, and any lender.

Can a pension scheme own the insured property?

Commercial property held in a self-invested pension can be insured, with the scheme or its trustees named as the owner. Tell the insurer how the property is held when you ask for quotes.

Does it cover HMOs and student lets?

Many investor policies can, but the tenant type needs declaring, as shared houses and student lets are rated differently. An undeclared HMO could affect a claim.

What if a property is empty between tenants?

Policies allow a set empty period, which differs between insurers. For longer gaps, conditions such as inspections can apply, or separate unoccupied cover may be needed.

Is rent guarantee included?

Not usually as standard. Rent guarantee and legal expenses cover are optional extras, and they can depend on tenants being referenced before they move in.

Is property owners’ liability included?

Many policies include it as a core section, covering injury or damage to tenants, visitors and the public caused by the property. Check that the limit suits each property.

Do I need employers’ liability?

If you employ anyone, such as cleaners, caretakers or a property manager, employers’ liability is normally needed. Tell the insurer about anyone working for you on the properties.

Does tenant damage count?

Accidental damage by tenants may be covered on some policies, but malicious damage by tenants can be excluded or limited. Check the wording, especially for furnished or shared lets.

Can I add properties during the year?

Many portfolio-style policies let you add or remove properties mid-term, with the premium adjusted. Tell the insurer before a new property is let or completed.

Does the location affect the price?

Yes. Crime rates, flood history and the local area feed the rate for each property, alongside the rebuild figure, the tenants and the claims history.

How do I compare property investors quotes?

Look beyond the price to the buildings cover, loss of rent and its indemnity period, the tenant types accepted, empty property terms, liability, extras and the excess.
